A Smarter Approach to Building Thermal Performance

Warm roofs place insulation above the roof deck to create a continuous thermal layer. This design reduces heat loss, manages condensation risk, and improves long-term durability and comfort in New Zealand conditions.

How Warm Roofs Work

Cold-roof build-ups leave the deck cold and prone to interstitial condensation within the roof cavity. A warm roof relocates the insulation above the structural deck and beneath the waterproofing membrane, moving the dew point outside the structure. The result: a continuous thermal envelope with minimal thermal bridging, passive moisture control, and improved membrane life due to temperature stability.

System Build-up

A project-specific vapour barrier, rigid PIR or SOPRAROCK mineral wool insulation, and an Equus SOPREMA membrane. This light-weight assembly provides continuous thermal resistance (R-value) in line with NZBC requirements, with options to optimise for durability or budget.

Design Support and Compliance

Every warm roof project receives a Condensation Risk Analysis (CRA) and Wind Uplift Report to NZS1170.2, ensuring the build-up and fixings meet site conditions. BRANZ-appraised system pathways and documentation support consent and reduce RFIs.

Sustainability and Operational Savings

Warm roofs stabilise internal temperatures and reduce energy demand, supporting lower operational carbon and Green Star outcomes. Eliminating condensation also protects the structure over time for a durable, low-maintenance roof.

  • SOPRATHERM: Cost-effective two-layer APP warm roof. 20-year material warranty available.
  • NOVATHERM: Self-adhered, fully flameless two-layer warm roof. 20-year material warranty.
  • TPO-THERM: Single-layer FLAGON TPO warm roof; adhesive or mechanically fixed, hot-air welded laps. 20-year material warranty.
